One product. Every plan has every feature. What changes between them is how many properties you manage and how many text messages are included — because those are the two things that actually cost us more when you grow, and everything else does not.

The things people actually ask

What counts as a property?

One address you manage. A block of ten flats where you manage all ten is ten; a block where you manage the communal parts only is one. Properties you have deleted do not count, and neither do ones sitting in your Trash.

What happens when I reach my limit?

You are told, with the number, at the moment you try to add the property that would cross it — not by an email a fortnight later. Nothing already in Mendlet stops working, nothing is deleted, and moving up a plan lifts the limit straight away. You are charged the difference for the rest of the month, not a whole month again.

Why are text messages counted when email is not?

Because a text costs us money and an email effectively does not. Each plan includes an allowance that comfortably covers ordinary use — a hundred properties generates somewhere between sixty and a hundred and twenty messages in a normal month, and the allowance is set well above that. If you text more than most, you can buy a pack of extra messages at any time; they do not expire.

Email to tenants and contractors is unmetered and we do not print a number for it, because we have no intention of ever sending you a bill for one.

Do I have to pay per member of staff?

No, and we think per-seat pricing is the wrong shape for this. The whole point is that everybody in the office lives in the same system — charging for each of them is charging you for the behaviour we want. Office users, contractors and tenants are unlimited on every plan.

Is there a contract?

No minimum term on the monthly plans. Cancel from inside Mendlet and you keep working until the end of the period you have already paid for — we do not cut you off the moment you press the button and we do not refund part-months. Yearly plans run to the end of the year you bought.

What happens if I stop paying?

Nothing is deleted. The office app asks you to sort out billing before you can carry on, and you can still export everything you have — that is written into our Terms and it is not a courtesy we can withdraw. Your contractors and tenants carry on as normal for a fortnight, because they are not the ones who did not pay and a plumber standing outside a door with a dead link helps nobody.

Can I get my data out?

Yes, at any time, from Settings → Data export: every property, tenancy, job, inspection and message as a spreadsheet, and the same thing again as one complete JSON file. The photographs themselves stay in the app — a spreadsheet cannot hold them — and every one is listed in the export by name, so nothing is hidden. The export works while an account is locked for non-payment, on purpose.

Are the prices plus VAT?

Prices are shown excluding VAT. What you pay is what the checkout shows you before you confirm: where VAT is added there, that is the total; where none is shown, none is being charged. You can add your VAT number at checkout and it appears on every invoice.

I manage more than the largest plan.

Then talk to us rather than clicking a button. Above that size you want a conversation about onboarding, importing what you already have, and how you would like to be invoiced — and we would rather have it than sell you a plan that does not fit.
